Accommodation Agreement

Welcome to Kevin’s Rentals!

This Accommodation Agreement applies to all stays, reservations, and property use under Kevin’s Rentals LLC (“Host”).

By confirming a booking, submitting payment, or taking possession of the property, each guest (“Guest”) acknowledges and agrees to the following terms.

1. Purpose of Agreement

This Agreement governs the temporary use of furnished accommodations managed by the Host.

This agreement provides a temporary right to occupy the property for lodging; it is not intended as a long-term residential lease.

All stays are considered short-term or extended-stay lodging and remain under the Host’s control at all times.

2. Payments and Deposits

• Payment terms are provided at the time of booking or in the reservation confirmation.
• Security deposits, when required, are pre-authorized before arrival and released after checkout, subject to deductions for damages, missing items, or excess cleaning.
• Failure to complete payment by the due date may result in cancellation of the reservation.

3. Cancellations

Cancellation policies vary by property and are displayed at the time of booking.

Refunds are processed according to the stated policy.

4. Use of Property

• The property is to be used for lodging only by the registered guests.
• No parties, large gatherings, or commercial activities are allowed without written consent.
• Please respect quiet hours, building rules, and neighbors.
• Smoking or vaping indoors is prohibited.
• Pets are allowed only with prior written approval.

Violation of these rules may result in early termination of the stay without refund.

5. Access and Maintenance

The Host or authorized personnel may enter the property with reasonable notice for maintenance, inspection, or repairs, or at any time in an emergency.

Guests are expected to report maintenance issues promptly.

6. Utilities and Services

Basic utilities and internet access are provided.

Temporary service interruptions or outages do not constitute grounds for refunds, but the Host will coordinate restoration as quickly as possible.

7. Guest Responsibility and Liability

Guests agree to maintain the property in good condition and to follow all posted rules.

Guests stay at their own risk. The Host is not responsible for accidents, injuries, or loss of personal property except in cases of proven gross negligence.

Guests shall reimburse the Host for any damage or loss caused by negligence or misuse.

8. Early Termination

The Host may end a stay early if payments are not made, house rules are violated, or the property is misused.

Whenever possible, the Host will first attempt to resolve issues cooperatively.

9. Governing Law

This Agreement is governed by the laws of the State of Rhode Island.

Any disputes shall be handled in the courts of Providence County, Rhode Island.

10. Acknowledgment

By confirming a booking, submitting payment, or occupying the property, the Guest confirms they have read, understood, and agreed to this Accommodation Agreement.
